Community pool

The facility is equipped with lounge chairs, tables, umbrellas, chairs, and restrooms. We have a nice large pool and baby pool. An outdoor shower is located next to the left-side bathroom. There is also a bar serving area.

  • Open all year - water is NOT heated or cooled

Swim at your own risk

There is no lifeguard at the pool. The Estates of Northpark Homeowners Association, Inc. nor the management company are responsible for any accidents or injuries. You will be swimming at your own risk. Take precaution and exit the water when lightning is present. Please comply with the rules to avoid the loss of pool privileges.

Pool gate

The pool gate must be kept locked and the code protected to residents, only. The code can be obtained here. Children under 14 must be accompanied by a resident parent.

No commercial use

The pool may not be used for any commercial purpose such as private or group swim lessons, swim team, swim meets, or admission for parties.

Items permitted

Small coolers are allowed in the pool area, but limit food items to the gazebo area. Please place your trash in our trash bin and secure the lid.

Items not permitted in the pool area

Glass (of any kind), alcohol, smoking, gum, breakable containers, loud music or noise, pets, running, diving, and any wheeled device.

Items not permitted in the pools

Food, drink, and infants without “swim” diapers.

Guests

The pool and cabana are for residents and their guests ONLY. Guests must be accompanied by a homeowner. Total guests allowed: 10.

Pool parties

Pool parties are not allowed due to space constraints.

After hours

Unauthorized after-hours use of the pool area will be reported to the St. Tammany Parish Sheriff's Office. The non-emergency number for the St. Tammany Parish Sheriff’s Office is 985-898-2338. The Sheriff’s Office has been authorized to issue a summons for trespassing.

Parking lot

The parking lot is for residents using the pool, cabana, playground or tennis courts. Vehicles parked in the parking lot overnight or any vehicle parked regularly in the lot will be subject to towing at the owner’s expense.

About the System

The Estates of Northpark Gate Operating System is designed to provide the residents the security of a gated community. It includes a digital phone entry system, access control for resident vehicles and a lift arm gate to deter tailgating. Attempting to tailgate could result in damage to your vehicle!

Vehicles with a system tag may not have to come to a complete stop. Vehicles without a system tag, can use the digital phone access panel by entering their unique 5-digit private access code.

Visitors to the subdivision must use the keypad to scroll through the alphabetically displayed resident list or by using the 4-digit directory access code directly. The resident can speak to the guest then chose to allow entry by pressing “9” or denying entry by simply hanging up.

HOA approved delivery vehicles and other services have their own unique utility code.

Safety loops for all controlled gates are installed in the roadway surface and photo electric beams mounted on the gates and traffic arm are designed to prevent both from closing accidentally on a vehicle or person.

Speed bumps and reflective pavement markers are in the gate area to slow traffic to avoid damage to cars and the gate. Any damage is paid for by the driver of the vehicle.

The out gate is controlled by a safety loop to allow anyone to exit.

Safety

The gates are for cars and trucks, not pedestrians or cyclists. The gates close with much torque, enough so that a strong adult would have great difficulty slowing them, children have no chance at all. Obviously the gates are not toys; children should not be allowed to play in the area. Pedestrians and cyclists should use the pedestrian gate.

Please allow guests that are denied entry to pull to the side or back up to turn around.

Please do not give out your 5-digit access code randomly and do not allow strangers access.

Tags

Causeway tags are the preferred method of entry and may be used if their tag number is in the Northpark gate acess database. Please follow instructions from the Causeway Commission on proper installation of these tags. The antenna to read these tags is aligned to the current installation location guidance and installing them elsewhere may negatively impact when the gate system can read your tag.

Legacy battery powered tags are available from our management company for purchase at $45. These tags should be mounted similarly to the causeway tags. The internal batteries will need to be replaced every few years or if you notice a reduction in detectable range. If you receive one of these tags directly from a previous resident when you move in, please contact the management company to have it registered in your name. We have a limited inventory of these tags and when consumed, no additional tags will be purchased. We advise residents to rely on the Causeway tags for access, whenever possible.

  • $900 due on January 1st.
  • $35 late fee if not paid before Feburary 1st.

Waste management

Waste Management of St. Tammany offers weekly curbside trash collection and bi-weekly recycling for the Estates of Northpark subdivision residents. They may be contacted at:

Garbage & Recycling Collection

Curbside service is provided twice a week on Tuesday and Friday. Recycling is provided every other Wednesday. Place your trash bin at the curb by 5:00 am on your collection day. Bins must face the road and be seperated to allow lifting arms to slide between them. Please refer to the WM website for additional details regarding items excluded from collection, holiday schedules, and bin repairs.

Residential subscription service is billed three times a year. If service is disrupted for non-payment, there will be an additional reinstatement fee. You must call customer service to cancel or transfer service.

Bulk Item Disposal

Should you have items/trash/debris that cannot fit within the required containers, bulk disposal can be performed for an additional fee at the Stranco Transfer Station:

Drainage details

Homeowners are responsible to maintain all ditches and swails on their property. In addition, we have the sub-drainage district below.

Sub-Drainage District #3 of St. Tammany Parish Drainage District #5

The Sub-Drainage District #3 is comprised of five (5) volunteer residents from the Estates of Northpark to assist with drainage related issues inside the boundaries of the Estates of Northpark.

Homeowners voted to form a Sub-Drainage District in 2008 to assist with drainage related issues.

A Parcel Fee of $200 per home is collected in your parish tax bill each year to fund the drainage projects.
